CompBasis (“we,” “us”) provides property analysis for Illinois real estate. This page explains what information we collect when you use the site, why, and what choices you have.
Public report pages and search engines
Read this section before running an analysis. When an address is analyzed on this site, we add that address to a public directory and publish a summary page for it at a public web address (/report/<address>). These pages are listed in our sitemap and are open to search engines, so an analyzed address can appear in Google and other search results.
These public pages contain property information drawn from public records — address, valuation range, tax projection, and similar. They never contain your name, email address, account details, or any answers you gave to the optional intake questions.
This directory is permanent. A published address and its summary page are not tied to your account, are not removed when you delete your account, and are not removed automatically over time. If you want a specific published page taken down, email us at joelblunt81@gmail.com and we will remove it.
Information we collect
Account information
Signing in uses Google OAuth. We receive your email address, name, and profile picture from Google — the minimum scope (“openid email profile”) needed to identify your account. We never see or store your Google password.
Property analyses you run
Every analysis starts with an address you submit. If you answer any of the optional “tighten this analysis” questions (list price, condition, specs, and similar), those answers are used only to generate your report. A report built from your answers is stored privately under your account, not in the shared cache other visitors’ requests can hit — a plain address lookup with no answers supplied may be cached and served to anyone who requests the same address, and is also published as described above, since it reflects only public records.
Saved searches and comparisons
If you save a search, we store the address, its confidence label, and (for an intake-answered report) your private answers and the generated report, tied to your account until you delete the saved search or your account.
The Ask feature
Free-form questions you type are sent to our AI provider to generate an answer, along with the report you attached (if any). We store the question and answer briefly so the result survives a page refresh — see the retention table below.
Reporting an inaccurate report
If you flag a report as inaccurate, we store the address and the description you provide so we can review it. These reports are not linked to your account, and because they are not linked to your account, deleting your account does not delete them.
Automatically collected information
We use your IP address transiently to enforce rate limits (preventing abuse of the service). It is held in memory only and is never written to our database. Our hosting provider keeps its own standard server logs for operating the service, under its retention practices rather than ours.
Cookies
We set two cookies, both strictly necessary for the site to function:
- A signed session token when you sign in, so you don’t have to sign in again on every visit. It expires 30 days after you sign in, or immediately when you sign out.
- A short-lived sign-in security cookie that protects the Google sign-in redirect against cross-site request forgery. It lasts ten minutes and is cleared as soon as sign-in finishes.
Neither is used for advertising or cross-site tracking, and we set no other cookies. We don’t display a cookie consent banner because we don’t set any non-essential cookies in the first place.
Analytics
We use Plausible Analytics to understand aggregate site traffic (which pages get visited, roughly how many people). Plausible doesn’t use cookies and doesn’t store personal data or cross-site identifiers, and it can’t connect a page view back to you individually.
How we use your information
- To generate the property analysis you requested
- To maintain your account, saved searches, and sign-in session
- To respond to accuracy reports and support requests
- To enforce rate limits and prevent abuse
- To understand aggregate usage of the site (via Plausible, described above)
We do not sell or share your personal information as those terms are defined under California law, and we do not use it for advertising.
Who we share information with
Generating a report means querying public-records and market-data sources for the address you submitted — RentCast, Cook County/Chicago open data, the U.S. Census Bureau, FEMA, the Illinois Department of Revenue, the Illinois State Board of Education, HUD, and the Federal Reserve (FRED). These calls send the property address only — never your name, email, or account information. Report generation and the Ask feature use Anthropic’s Claude models to write the analysis; the property data and your question are sent to Anthropic to generate a response. Sign-in uses Google OAuth as described above. None of these providers receive your account information beyond what’s necessary for that specific function.
How long we keep information
- Public address directory and report pages: permanent. Not deleted on account deletion and not deleted automatically — email us to request removal.
- Shared, address-only report cache: up to 30 days, then treated as stale and regenerated on the next request.
- In-progress generation jobs: purged after 24 hours; a failed job’s error text is kept up to 7 days to help us troubleshoot, then deleted.
- Ask questions and answers: purged after 24 hours, or sooner if you delete your account.
- Saved searches and private intake-answered reports: kept until you delete them or your account.
- Accuracy reports you submit: kept indefinitely so we can review and track fixes. Not linked to your account.
- Account information: removed from our active systems when you delete your account, along with your saved searches, private reports, and Ask history. Residual copies may persist in encrypted backups for a limited period before being overwritten on our normal backup rotation.
Your choices
You can delete your account at any time from your account page. This removes your Google sign-in link, your saved searches, any private intake-answered reports, and your Ask history.
Account deletion does not remove published pages in the public address directory, or accuracy reports you submitted, because neither is tied to your account. To have either removed, or to request access to or correction of information we hold about you, email joelblunt81@gmail.com.
Where we operate
CompBasis is operated from the United States, covers Illinois property only, and is intended for users in the United States. Information we collect is stored and processed in the United States.
Children’s privacy
CompBasis is not directed at children, and we don’t knowingly collect information from anyone under 13.
Security
We use reasonable technical and organizational measures to protect your information, including encryption in transit and access-controlled hosting. No method of transmission or storage is completely secure, and we can’t guarantee absolute security.
Changes to this policy
We’ll update the date at the top of this page when we make changes. Continued use of CompBasis after a change means you accept the updated policy.
