Missouri reassessment calculator
Estimate a Missouri home's property tax bill after the next odd-year reassessment, from the price, the county's measured assessment-to-price ratio and the parcel's own tax rate.
Based on 6,836 parcels with a recorded 2024 sale and a 2025 assessment.
From the seller's tax bill (the combined levy for the parcel's taxing districts), or the current bill divided by the current assessed value, times 100.
Estimated bill after the next reassessment
| Scenario | Assessed value (19%) | Yearly bill |
|---|---|---|
| Low | $51,804 | $3,885 |
| Central | $66,035 | $4,953 |
| High | $80,266 | $6,020 |
The range is one standard deviation of the county's measured ratio of a parcel's next assessment to its recent sale price, not a guarantee. Missouri reassesses in odd years (2027 is next) and a sale does not trigger one. A county with a small sample is labelled as such in the guide. Confirm with the county assessor.
How the rules work: Missouri reassessment: what the bill becomes after buying.
A calculator takes your inputs on trust. A full report works out the bill and the value for a specific address from public records.
